Buying Your First Home in the East Bay: A Simple Guide

Buying your first home is a big deal. It can also feel like a lot to take in. New words, new steps, and a lot of money all at once. I have helped many first time buyers get their keys in Hayward, San Leandro, Castro Valley, Union City, and nearby cities. Almost all of them told me the same thing at the end. It was not as scary as they feared once they knew the steps.

So let me walk you through it. Here is how buying your first home usually goes, in plain words.

1. Get your money ready first

Before you look at a single home, look at your money. Check your savings, your monthly bills, and your credit. You do not need to be rich to buy a home. You just need a clear picture of what you can spend each month without stress. A good number to know is how much you have for a down payment and for closing costs. If you are not sure where you stand, that is fine. This is the exact reason to start early.

2. Talk to a lender and get preapproved

A lender looks at your income, savings, and credit, then tells you how much they will loan you. This is called a preapproval. It matters for two reasons. First, it tells you your real price range, so you do not fall in love with a home you cannot buy. Second, sellers take you far more seriously when you have it. 3. Know what you truly need

Make two lists. One is what you must have. The other is what would be nice to have. Think about the number of bedrooms, a yard, a garage, or a short drive to work. Be honest about which things you can live without. Your first home does not have to be your forever home. It just has to be a smart step that fits your life and your budget right now.

4. Start the home search

Now the fun part begins. We look at homes together, both online and in person. This is where a local agent really helps. I grew up here, and I fix up homes myself, so I can spot things you might miss. I can tell you when a home is priced fairly, and I can warn you about repairs a home skipped that could cost you later. Take your time and see a few homes before you decide. You will learn what you like as you go.

5. Make an offer

When you find the right home, we write an offer. This is more than just a price. It also covers your timeline, your contingencies, and other terms that protect you. A contingency is a safety net. It lets you back out and keep your deposit if something goes wrong, like a bad inspection or a low appraisal. I will help you make an offer that is strong enough to win, but still keeps you safe.

6. Inspections, appraisal, and escrow

Once the seller accepts, you enter escrow. This is the stretch where the deal gets checked and made final. You get the home inspected so you know its true shape. Your lender orders an appraisal to confirm the home is worth the price. Papers move back and forth, and your loan gets finalized. It can feel slow and full of small tasks, but this is normal. I keep track of every date and deadline so nothing slips.

7. Closing day and your keys

On closing day, you sign the final papers and your loan funds. Once the sale records, the home is yours and you get the keys. It is a great feeling, and it is the moment all the earlier steps were building toward. My job does not end here either.
