7 Things You Should Do Before Selling Your Home
By Anthony RenowitzkyREALTOR®, Fohl Realty & Investments

Selling your home is one of the biggest money decisions you will ever make. The work you do before the sign goes up often matters more than anything that happens after. I have helped families all over Hayward, San Leandro, Castro Valley, and nearby cities sell their homes for top dollar. The sellers who plan ahead almost always do better, both in price and in peace of mind.
Here are seven things I tell every homeowner to do before they list.
1. Find out what your home is really worth
Before you do anything else, learn what your home is worth in today's market. Not what a website guesses. Not what your neighbor sold for two years ago. Home values change from block to block and month to month. A real evaluation looks at your home's shape, recent sales nearby, and what buyers want right now. This one step guides every choice that comes after it.
2. Take care of small repairs first
Buyers notice the little things. A long list of small problems can quietly lower your offers. A leaky faucet, a sticky door, a cracked outlet cover, a bulb that has burned out, or chipped paint all send a message that the home was not cared for, even when it was. Walk through your home with fresh eyes, or ask me to walk it with you, and fix the small stuff before a buyer uses it against you.
3. Clear out the clutter
You want buyers to picture their own life in the home, not study yours. Pack away family photos, collections, and the everyday clutter that builds up over the years. Clearing off counters and emptying closets also makes rooms feel bigger and brighter. Here is a simple rule: if you will not need it in the next few weeks, put it in a box. You are moving anyway, so think of it as a head start.
4. Deep clean the whole house
Nothing improves a first impression faster or cheaper than a deep clean. Floors, windows, baseboards, grout, and appliances all count. Many sellers find it well worth the cost to hire pros for one good cleaning before photos and showings. A clean home looks better in online photos, where almost every buyer will see it first. It also tells people the home was well cared for.
5. Make the outside shine
Many buyers form an opinion before they even reach the door. Cut the grass, pull the weeds, add fresh mulch, and tidy up the entryway. A freshly painted front door, a new welcome mat, and a few potted plants do a lot for very little money. The first impression starts at the curb.
6. Make smart upgrades, not big ones
I also fix up and invest in East Bay homes, so let me be honest with you. Not every upgrade pays you back. Redoing your whole kitchen right before you sell rarely makes sense. But fresh neutral paint, new cabinet handles, and modern light fixtures can give you a real return for a small cost. Before you spend on anything bigger, talk to me. I can tell you which upgrades buyers in your area are paying for, and which ones you can skip.
7. Bring in a local agent early
The sooner you bring in an agent, the more you gain. A local REALTOR® who knows your market can help you rank your repairs, time your listing, set the right price, and avoid costly mistakes before they happen. I work at your pace, with no pressure. Just clear answers and a simple plan to sell your home for the best price possible.
